Last Updated: June 1, 2026

Welcome to Florida Homeowners Guide. This Terms of Use & Privacy Policy (“Policy”) explains the terms that apply when you use this website and how we may collect, use, store, and protect information submitted through the website. It also governs paid Partner Listing subscriptions and the use of our partner directory.

By accessing or using this website, you agree to all terms below. If you do not agree, do not use this website.

Who We Are

Florida Homeowners Guide (“we,” “us,” “our,” or “the Company”) is an informational website located at https://floridahomeownersguide.com. The website is owned and operated as a sole proprietorship by an individual doing business under the trade name Florida Homeowners Guide, in the State of Florida.

The website provides general homeowner-related articles, guides, resources, blog content, newsletter updates, and a paid partner directory featuring real estate agents and contractors (“Partner Listings”). Nothing in this Policy or on this website creates a partnership, joint venture, agency, franchise, or employment relationship between you and the owner of this business.

General Information Only

The content on Florida Homeowners Guide is provided for general informational and educational purposes only. The website may discuss topics such as Florida homeownership, property maintenance, insurance, real estate, contractors, vendors, budgeting, home improvement, community issues, legal concepts, and related homeowner concerns.

The information on this website should not be treated as legal, financial, tax, insurance, construction, engineering, real estate, or professional advice. You should consult the appropriate licensed professional before making decisions based on any information found on this website.

No article, guide, post, comment, email, newsletter, or other content on this website creates a professional-client relationship, attorney-client relationship, Realtor-client relationship, broker-client relationship, contractor-client relationship, or fiduciary relationship of any kind.

AI-Generated and AI-Assisted Content Disclosure

Some or all content on Florida Homeowners Guide may be generated, drafted, edited, summarized, researched, organized, or assisted by artificial intelligence tools. AI-generated and AI-assisted content may contain errors, omissions, outdated information, incomplete information, inaccurate statements, or interpretations that may not apply to your specific situation.

Although we may review, edit, or attempt to improve content before or after publication, Florida Homeowners Guide does not guarantee that any content is complete, accurate, current, reliable, suitable, or free from error. You are responsible for independently verifying any information before relying on it.

You should not rely solely on AI-generated or AI-assisted content when making decisions involving your home, property, finances, insurance, taxes, legal rights, contracts, repairs, construction, vendors, contractors, real estate transactions, or any other important matter.

In accordance with the Federal Trade Commission’s guidelines on transparency and consumer disclosure, we disclose that AI tools are used in the creation and management of website content.

No Guarantees Regarding Accuracy or Results

Florida laws, insurance rules, real estate practices, contractor requirements, building standards, local ordinances, market conditions, vendor availability, prices, and homeowner-related issues can change over time and may vary by location. Information that appears on this website may become outdated or may not apply to every reader.

Florida Homeowners Guide makes no guarantees, warranties, or representations regarding the accuracy, completeness, reliability, usefulness, availability, or timeliness of any content on the website. Use of the website and reliance on any content is at your own risk.

Partner Directory — Paid Advertising Disclosure and Visitor Notice

Paid Placement Disclosure

The real estate agents and contractors listed in the Florida Homeowners Guide partner directory are paid advertising partners. Their inclusion in the directory is the result of a paid subscription arrangement and does not represent an independent recommendation, endorsement, referral, rating, or quality certification by Florida Homeowners Guide or its owner.

This disclosure is made in accordance with the Federal Trade Commission Act (15 U.S.C. § 45), the FTC’s Guides Concerning Endorsements and Testimonials (16 C.F.R. Part 255), and the FTC’s Policy Statement on Deceptively Formatted Advertisements. A “Featured” designation reflects only a higher-tier paid advertising placement, not an evaluation of the partner’s quality or performance.

We Are Not a Referral Service

Florida Homeowners Guide is not a licensed real estate brokerage, real estate agent, contractor referral agency, lead generation service, or professional certification body as defined under Florida law or federal law. We do not screen, interview, background check, or independently verify the qualifications, licensure, insurance, work history, disciplinary record, or performance of any listed partner.

No Guarantee of Leads or Business Results

Neither the Company nor any Partner Listing guarantees leads, inquiries, referrals, clients, closings, or any other business result to any party. The directory is a paid advertising service only.

Your Due Diligence Responsibility

Before hiring any real estate agent or contractor found through this website, you are strongly encouraged to:

  • Verify their current Florida license status at MyFloridaLicense.com
  • Confirm active insurance and, where applicable, bonding
  • Check reviews on independent platforms
  • Request and contact references
  • Obtain multiple written estimates for contractor services
  • Consult multiple agents before making a real estate decision

No Liability for Partner Interactions

Any communication, agreement, dispute, or transaction between you and a listed partner is solely between you and that individual or business. Florida Homeowners Guide and its owner are not a party to and accept no responsibility or liability in connection with any such interaction or its outcome.

Fair Housing Notice

Real estate professionals listed in our directory are required by law to conduct business in compliance with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and applicable Florida fair housing laws, which prohibit discrimination based on race, color, national origin, religion, sex, familial status, disability, and other protected classes. If you believe you have experienced housing discrimination, contact the U.S. Department of Housing and Urban Development (HUD) at hud.gov or call 1-800-669-9777.

Partner Subscription Terms

This section governs paid Partner Listing subscriptions. If you are a real estate agent or contractor who has purchased or is considering purchasing a Featured Partner or Standard Partner listing, these terms apply to you in addition to the general terms of this Policy. By subscribing, you agree to be bound by all terms in this section.

Description of Partner Listing Tiers

  • Featured Partner — Priority placement at the top of the applicable county listing page, a Featured designation badge, and a profile with contact information. Limited to one (1) Featured Partner per county per listing category. First-come, first-served.
  • Standard Partner — Placement below Featured Partners in the applicable county listing page. Available to an unlimited number of Partners per county.

No Guarantee of Leads or Business Outcomes

A Partner Listing is an advertising and visibility service only. We make no guarantee, representation, or warranty of any kind — express, implied, or statutory — regarding leads, inquiries, referrals, clicks, traffic, transactions, revenue, or any other business outcome resulting from a listing. Past Partner results, if referenced anywhere, do not represent typical outcomes and are not a guarantee of similar results for you.

Subscription, Billing, and Auto-Renewal

Partner Listings are billed monthly and automatically renew each month. By subscribing, you authorize the Company to charge your payment method on file each month until you cancel. If a payment is declined, your listing may be suspended immediately. Two or more consecutive failed payments may result in permanent removal of your listing and forfeiture of any Featured spot.

Cancellation and Refund Policy

You may cancel at any time by contacting us in writing. Cancellation takes effect at the end of the current paid billing cycle. All subscription fees are non-refundable. No partial or prorated refunds will be issued for any unused period following cancellation, regardless of the reason. If the Company terminates your listing without cause, you will receive a prorated refund for the unused portion of the current billing cycle only. This is your sole remedy in such circumstances.

Pricing Changes

We reserve the right to change subscription pricing at any time with at least thirty (30) days’ advance written notice by email. Continued subscription after the effective date of a price change constitutes acceptance of new pricing.

Partner Representations and Conduct

By maintaining an active listing, you represent and warrant that:

  • All information in your listing is accurate, truthful, and not misleading;
  • You hold a current, valid, active Florida real estate license (for Agent Partners) or all required Florida contractor licenses and registrations (for Contractor Partners);
  • Your advertising and business practices comply with all applicable Florida Real Estate Commission (FREC) advertising rules (Fla. Admin. Code Rule 61J2-10.025), Florida DBPR contractor licensing requirements, the Fair Housing Act, and all other applicable laws;
  • You will notify us within five (5) business days if your license lapses, is suspended, or is revoked.

You acknowledge that we are not responsible for reviewing your listing for regulatory compliance. Compliance is solely your responsibility.

FTC and Regulatory Compliance

Partners agree to comply with the Federal Trade Commission Act (15 U.S.C. § 45), the FTC’s advertising and endorsement guidelines, and Florida’s Deceptive and Unfair Trade Practices Act (Fla. Stat. § 501.201 et seq.) in connection with their use of this platform and their business operations generally. The Company operates in compliance with these laws and does not make deceptive or misleading representations about the nature or expected results of Partner Listings.

Right to Remove Listings

We reserve the right to remove, modify, or reject any listing or listing content at any time, in our sole discretion, without prior notice or liability, including for inaccurate information, lapsed licensure, violation of applicable law, breach of these Terms, or any other reason.

Featured Partner Availability

Featured spots are allocated on a first-come, first-served basis and are not held or reserved in advance. If your subscription lapses for any reason, your Featured spot is immediately forfeited and may be claimed by another Partner without notice.

Affiliate Links, Advertising, and Sponsored Content

Florida Homeowners Guide may display advertisements, sponsored content, affiliate links, referral links, partner links, or other monetized content. If you click a link or make a purchase through certain links, the website owner may receive compensation, referral fees, commissions, advertising revenue, or other benefits at no additional cost to you.

Compensation may influence the placement, presentation, or availability of certain links, listings, products, services, or recommendations on the Site. However, no compensation guarantees a positive review, endorsement, or specific outcome. All paid placements, sponsored relationships, and material connections are disclosed in accordance with the FTC’s guidelines (16 C.F.R. Part 255) and the FTC’s Native Advertising Policy.

Limitation of Liability

To the fullest extent permitted by applicable law, Florida Homeowners Guide, its owner (operating as a sole proprietor), contributors, affiliates, partners, and service providers shall not be liable for any damages, losses, claims, costs, or consequences arising from:

  • Your use of or inability to use the website;
  • Reliance on any website content, including AI-generated or AI-assisted content;
  • Interaction with third-party links, advertisers, or embedded content;
  • Contact with or engagement of any real estate agent, vendor, contractor, or partner listed on the website;
  • Real estate, financial, legal, insurance, home repair, or other decisions made in reliance on website content;
  • Any Partner Listing subscription or its outcomes, including the absence of leads, referrals, or business results;
  • Any breach, interruption, or modification of the website or its services.

This limitation applies to direct, indirect, incidental, consequential, special, punitive, and all other forms of damages, even if we have been advised of the possibility of such damages.

The Company’s total cumulative liability for any claim related to a Partner Listing subscription shall not exceed the total fees paid by you in the three (3) months immediately preceding the claim.

NOTICE REGARDING SOLE PROPRIETORSHIP: Because this business operates as a sole proprietorship, legal claims against the Company are claims against an individual business owner. The limitations of liability in this section are a material part of the bargain reflected in these Terms and are reasonable given the nature and pricing of the services offered.

No Warranty

This website and all content are provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of accuracy, reliability, merchantability, fitness for a particular purpose, title, non-infringement, availability, or uninterrupted operation.

Indemnification

You agree to defend, indemnify, and hold harmless Florida Homeowners Guide, its owner (individually and their personal assets), heirs, assigns, affiliates, contributors, partners, agents, and service providers from and against any and all claims, liabilities, damages, losses, fines, penalties, costs, and expenses (including reasonable attorneys’ fees incurred in enforcing this indemnification) arising from or related to:

  • Your use of the website or any content on it;
  • Your Partner Listing content or any information you submit;
  • Your violation of these Terms;
  • Your violation of any applicable law, professional licensing requirement, or third-party right;
  • Your interactions with, services provided to, or disputes with any visitor, client, or third party arising from or connected to this website;
  • Any claim arising from your failure to maintain required professional licenses, insurance, or regulatory compliance.

Attorney Fees

Each party shall bear its own attorneys’ fees, court costs, and legal expenses in connection with any dispute, claim, or proceeding arising out of or related to these Terms, regardless of the outcome or which party prevails. You expressly waive any right to seek or recover attorneys’ fees or legal costs from the Company or its owner under any statute, rule, common law doctrine, fee-shifting provision, or other legal theory, including but not limited to Florida Statute § 57.105, the Florida Deceptive and Unfair Trade Practices Act, or any other Florida or federal fee-shifting statute. This waiver applies to all claims, whether in contract, tort, statute, equity, or otherwise.

Notwithstanding the foregoing, if the Company is required to take legal action to enforce these Terms due to a breach by you, the Company reserves the right to seek and recover its reasonable attorneys’ fees and costs from you.

Dispute Resolution and Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles. Any dispute, claim, or controversy arising from or related to these Terms, your use of the website, or a Partner Listing shall first be submitted to good-faith negotiation for thirty (30) days. If unresolved, the dispute shall be submitted to binding individual arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules, with proceedings in Florida. The arbitrator’s decision shall be final and binding.

You waive any right to a jury trial and to participate in any class action, class arbitration, or representative action against the Company. Either party may seek individual relief in a Florida small claims court for qualifying claims.

Changes to This Policy

We may update this Policy at any time. Updates will be posted on this page with a revised “Last Updated” date. For material changes affecting Partner subscriptions, we will provide at least thirty (30) days’ advance notice by email.
